Common AC Problems
A unit that blows air but never gets cold usually has a dirty coil, a failed capacitor, or low refrigerant from a slow leak. We test pressures, find the real cause, and fix that - not just top off gas that will leak out again.
Water dripping from a PTAC or wall unit is almost always a clogged condensate drain or a frozen coil thawing out. Turn the unit off first - running it can flood the wall or the neighbor below. Usually a one-visit fix.
The under-window units in condos, co-ops, and offices. Boards and capacitors we repair in place; when the sealed system is done, repair isn't worth it - we swap in a new unit through the same wall sleeve. Ice Air, Islandaire, Daikin, McQuay, Simon-Aire, Applied Comfort, ClimateMaster.
