North of 86th Street, the Upper East Side loosens up a little. Yorkville has always been the more accessible part of the neighborhood — post-war co-ops on Second and Third Avenue, tenement walk-ups on the side streets, and newer high-rises that went up in the last fifteen years. The appliance brands reflect that mix: Samsung, LG, GE, Whirlpool. Less Sub-Zero, more everyday. 86th Street — the old "German Broadway" — is the dividing line. South of it, you're in full UES territory with white-glove buildings and $15,000 refrigerators. North of it, the buildings are more practical and so are the kitchens. Walk-ups around Carl Schurz Park and east toward Gracie Mansion have small kitchens with tenement-era plumbing that creates the same drainage issues we see in the East Village and Lower East Side. Access is mixed. The post-war co-ops have doormen and require COI for service calls. The walk-ups are buzzer entry, no elevator, tools up the stairs. We handle both on the same route — it's a matter of knowing which paperwork to bring and how many flights to expect. Parking is noticeably better up here than the core UES below 86th.
