Zeckendorf Towers — the four-towered complex overlooking Union Square — is probably our most frequent stop in this neighborhood. Built in 1987, it's hitting the age where original appliances and plumbing connections start failing in waves. When one unit calls about a dishwasher drainage problem, we usually get two more calls from the same building within a month. Union Square sits at a crossroads of building types. Converted loft buildings from the late 1800s line Broadway and University Place, with high ceilings and the same commercial-to-residential plumbing challenges we see in Flatiron and Tribeca. Boutique condos on the side streets have more modern infrastructure. The loft conversions may have Sub-Zero and Wolf; the newer boutique buildings typically run Bosch and Thermador. We service all of it. Most buildings around the park have doormen and require COI for service visits. The 14th Street corridor creates a natural boundary — below it, the East Village walk-ups start, and the access rules change completely. Above it, the buildings get more managed. The one thing everyone in Union Square shares: parking is hard. Foot traffic from the Greenmarket, the subway hub, the surrounding retail — finding a spot for a service van requires patience.
