Murray Hill has a bit of everything, which means our toolkit changes block by block. Park Avenue co-ops with doormen and Sub-Zero fridges, brownstone walk-ups in the historic district with steep stairs and basic appliances, modern rental towers on Third Avenue with Samsung and LG units stacked floor after floor. No two calls are the same here. The Park Avenue buildings operate like most Upper East Side co-ops — COI required, freight elevator, doorman coordination. The brownstones around the Morgan Library are different: walk-up entry, no building staff, and kitchens that were designed in the 1960s and haven't been touched since. We see a lot of modernization attempts in Murray Hill — owners fitting full-size dishwashers and French-door refrigerators into kitchen layouts that were built for a 28-inch fridge and a countertop toaster oven. Tudor City at the eastern edge is its own microworld. Those 1920s buildings have character and charm, plus plumbing and electrical that come with it. The co-ops there have been slowly upgrading, which creates the common problem of modern appliances on old infrastructure — a Bosch dishwasher pulling more amps than the circuit was rated for. Parking is moderate to hard, depending on time of day. Lexington Avenue is usually congested, but the side streets between Park and Third offer options in the morning.
