Orchard Street has a tenement building from the 1890s on one side and a glass condo tower from 2019 on the other. The tenement has a GE range with knobs that barely turn. The condo has a Thermador induction cooktop with a touchscreen. We serviced both on the same Tuesday last month. That's the Lower East Side right now. Appliances from that era were simpler, but the electrical and plumbing are hitting their limit. We handle a lot of replacement-era work in Co-Op Village, upgrading connections to support modern units. The new luxury towers along the Bowery and near Essex Street Market are the opposite — full doorman, COI required, Bosch and Sub-Zero units with smart features and warranty complications. Building access is managed and professional. Williamsburg Bridge traffic creates vibration that nearby residents sometimes notice through their appliances — a refrigerator that buzzes more on a heavy traffic day isn't always a mechanical issue.
