Everything in Hudson Yards is new. The buildings went up between 2015 and now — 15 Hudson Yards, 35 Hudson Yards, towers reaching 88 and 92 stories. And because everything is new, almost every appliance we service here is still within or just past its warranty period. The calls are different from the rest of Manhattan. Instead of worn-out compressors and failing igniters, we're troubleshooting smart appliance Wi-Fi connectivity issues, induction cooktop error codes that the owner's manual doesn't explain clearly, and ventless dryer condensation systems that aren't draining properly in sealed, climate-controlled units. Wine cooler temperature regulation is another common one — these buildings have them in almost every unit, and the compressors are sensitive to the tight built-in cabinetry. Sub-Zero and Wolf are standard issue here, not upgrades. Miele and Gaggenau in the higher-tier units. Samsung and LG show up in plenty of units too — they break differently here than in older buildings, and we handle both. These appliances need a technician with hands-on experience — not someone reading a manual for the first time. Access is white-glove. Dedicated freight elevators, concierge coordination, COI always required and always verified. The building management teams run tight schedules, and we work within them. Parking is actually reasonable by Manhattan standards — the development includes purpose-built infrastructure that the rest of the city doesn't have.
