Last month we did two calls on the same block of Tenth Avenue — a fifth-floor walk-up with a 24-inch range from 2003, then a 40th-floor condo with a brand-new Thermador induction cooktop. Carried tools up five flights of narrow stairs for one, took a private freight elevator for the other. That's Hell's Kitchen in a single afternoon. The tenement buildings between Eighth and Ninth Avenue are the backbone of this neighborhood — built in the 1870s through 1900s, five or six stories, no elevator, no doorman, kitchens barely big enough to stand in. The gas lines are original in some of these buildings, and many apartments run on 60-amp electrical panels that can't support a modern dishwasher and microwave at the same time. We work with what's there. The new luxury towers along Tenth Avenue and above Port Authority are a completely different job. Bosch integrated dishwashers, Samsung smart fridges, Thermador ranges — full concierge service, COI required, scheduled through building management. Restaurant Row on West 46th and the Ninth Avenue food corridor mean evening traffic is unpredictable, so we schedule Hell's Kitchen jobs during daytime hours when possible. Ventless dryers are common in both old and new buildings here. In the walk-ups, they're crammed into closets with barely any airflow.
